Property rental can be an integral part of life
A key consideration in our armoury service is to always plan the Client’s finance
or exit route, short or long term, having purchased a property. Key factors to
be considered are whether the property is fully renovated or refurbished and,
depending on the chosen route, the retention of the property for medium/long
term investment hold, or disposal by way of sale. Property rental investment is
an integral part of modern life, even with the apparent barriers being put up by
the UK Government and the purchase structure and financing is absolutely key.
And if you’re intending to be a landlord, there are essential legal and regulatory
matters to deal with.
Refurbished and well presented properties – flats and houses, should be easy
to rent out – often achieving the target rent as renters will pay for a newly
renovated and decorated property, incorporating modern appliances and
furniture, especially new mattresses and sofas. Good rental agents are hard
to find - those will go the extra mile to look for renters through their networks
of relocation agents, corporate contacts. They know their property well and
who it might suit, rather than just adding it to one of the many portals.
Personal service always works!
The same can be said of estate agents! Often maligned for their lack of
knowledge and tendency to look for easy sales. We know good estate agents
in London who work hard at their job, and who know us and value our clients.
So we stick with them and, where a client’s exit route is a sale, we are happy to
work with them. They are realistic on their commissions, especially for our
clients who often gain ‘mates rates’ through us – we know the property, we
know our clients’ needs and we expect sales to be verified by checking the
buyers out thoroughly.
